Income Requirements

We follow standard guidelines in the industry. Your monthly rent should be no more than 30% to 33% of your monthly gross income. For example, if the combined verified gross income of those listed on the lease is $8,000 monthly, you can spend $2,400 on rent.

We require copies of your pay stubs or receipts from the previous 60 days to verify income.

Credit Score

When you apply to rent an apartment, you agree we will be able to run a credit check. Generally, you'll want a credit score of 650 or higher to secure a rental.

Your credit score is only one factor we review. We also review the details of your rental history and check references. It is strongly suggested you pull a copy of your credit score before submitting an application and application fee. If you have a score lower than 620, your credit is considered "poor," and it will be more difficult for you to rent a property.

Deposit and Security Deposit

Upon execution of the lease, a non-refundable deposit towards the first month's rent is required to hold the property for you. (This amount will vary depending on the property.) Before moving in, the balance of the first month's rent and a Security Deposit equal to one month's rent is due.

Additional Information

  • Every adult (18+) living in the apartment must be listed on the lease. There are no exceptions.
  • We are not currently participating in the Housing Choice Voucher Program, previously known as Section 8.

If you complete an application and it is accepted, a $75 rental application fee will be collected to complete a credit checkcriminal background checkeviction search and OFAC search. If approved for the lease, your application fee will be fully refunded as a credit on the first month’s rent.
